Collected Your CPF at 55? Flipping a Pattaya Condo vs CPF, Fixed Deposits and Renting (Real Numbers)

Pattaya condo flip with CPF money at 55: two real Dynasty flips compared with CPF Retirement Account interest, fixed deposits and renting out, with the risks.

Many Singaporeans who withdraw CPF at 55 ask us the same question: could a Pattaya condo flip with CPF money earn more than leaving it in CPF or the bank? This post answers it with two real flips our team completed for a Singapore investor in 2026, compared side by side with CPF’s Retirement Account, a fixed deposit, and buying to rent out. We also cover the risks, because at 55+ protecting your money matters as much as growing it.

Short answer

  • Our real Jomtien flip turned 1.2 million THB (about S$46,000) into roughly 147,500 THB net profit (about 12.3%) in one month.
  • Leaving the same money in CPF’s Retirement Account earns at least 4% a year, guaranteed. A Singapore fixed deposit pays about 1.5%.
  • A good flip can beat both, but it is not guaranteed, and a unit that does not sell costs you money every month.
  • At 55+, only flip with money you will not need for living costs, the Thai retirement visa deposit or emergencies.

Can you use CPF for a Pattaya condo flip with CPF?

Not directly: CPF cannot pay for a property in Thailand. What you can do from 55 is withdraw the savings CPF allows (at least S$5,000, plus anything above your Full Retirement Sum of S$220,400 if you turn 55 in 2026), then transfer that cash into Thailand yourself. Our guide to CPF at 55 and retiring in Pattaya explains the withdrawal rules and the Thai retirement visa in detail.

Two real Pattaya condo flips (2026)

Both projects were bought, renovated and sold by Dynasty Real Estate for the same Singapore investor, who chose Pattaya condos over low-interest savings.

Flip vs CPF vs fixed deposit vs renting out

Here is the same money, about S$50,000 (1.3 million THB), put to work four different ways for one year.

OptionWhat S$50,000 earnsGuaranteed? Can you get the money back quickly?
Top up your CPF Retirement Account≈ S$2,000 a year at the 4% interest floor, and a higher CPF LIFE payout for lifeYes, backed by the Singapore GovernmentNo: it becomes lifelong monthly income instead
Singapore 12-month fixed deposit≈ S$750 a year at about 1.5%YesYes, at maturity
Buy a Pattaya condo and rent it out≈ S$2,000 a year at about 4% net rent, plus any change in the condo’s valueNoSlowly: selling can take months
Flip a Pattaya condo≈ S$5,700 per deal, based on our Condotel Chain result (12.3% net)No: depends on buying well and selling quicklyOnly once the unit sells
CPF Retirement Account interest has a floor of 4% a year (CPF Board); members 55 and over can top up to the Enhanced Retirement Sum (CPF Board). Fixed-deposit rate based on 2026 bank promotions. Flip and rental figures are examples, not forecasts.

The honest reading: CPF’s guaranteed 4% is hard to beat safely. A flip only makes sense if it clearly beats 4% after all costs, and if you can afford for it to go slower or worse than planned. Our Condotel Chain deal did, earning about three times a full year of CPF interest in one month. That was one well-bought unit, not a promise.

The real risks of flipping at 55+

  • The buying price decides the profit. Both deals worked because the units were bought well below the value of renovated units nearby. Overpay and there is no profit to make.
  • Unsold units cost money. Every month a unit sits empty you pay common fees and utilities, and your money earns nothing.
  • Renovation overruns. Fix the scope and the budget in writing before work starts.
  • Selling soon after buying costs more tax. In Thailand, selling within five years of buying usually means paying specific business tax instead of the lower stamp duty, plus withholding tax, all based on the official appraised value. Check current rules with the Department of Lands.
  • Foreign quota. If you own the unit in foreign quota, check whether the next buyer will be foreign or Thai, and price accordingly.
  • Exchange rate. You buy and sell in baht. A weaker baht when you send the money home reduces your SGD return.

A safer way to flip with CPF money

  1. Keep CPF LIFE intact and only use money above your retirement sum.
  2. Keep your safety money separate: 1-2 years of living costs, plus 800,000 THB in a Thai bank if you want the retirement visa.
  3. Do one flip at a time in an area with steady demand, such as Jomtien, where small renovated studios rent and sell easily.
  4. Buy finished, older resale units below the price of renovated units in the same building, not off-plan.
  5. Plan two exits: if the unit does not sell at your price, it should still rent at a yield you are happy with.

Our in-house team handles sourcing, foreign-quota checks, renovation through Pattaya property renovation, marketing and the Land Office transfer. FAQ

Can I use CPF money to flip a condo in Pattaya?

CPF cannot pay for Thai property directly, but from age 55 you can withdraw the savings CPF allows, such as the amount above your Full Retirement Sum, and transfer that cash to Thailand to buy, renovate and resell a condo.

Is flipping a Pattaya condo better than leaving money in CPF?

It can earn more. Our Condotel Chain flip made about 12.3% net in one month, against CPF Retirement Account interest of at least 4% a year. But CPF is guaranteed and a flip is not, so only flip with money you can afford to have tied up longer than planned.

How much money do I need to flip a condo in Pattaya?

Our two 2026 flips each needed about 1.2-1.3 million THB (about S$46,000-50,000) including renovation, for older studios in Jomtien. Keep extra for holding costs and selling costs.
