Pattaya Rental Budget Guide: What Can You Rent By Price

“What can I actually rent in Pattaya for my budget?” is one of the most common questions we get from tenants — and, just like buying, the honest answer changes a lot depending on price. We’ve broken current Dynasty rental stock into five realistic monthly budget tiers, each covering what’s genuinely available right now, which areas fit, and what to check before you sign a lease.

Choose Your Monthly Budget

Why Budget Changes Where You Should Look

Rent varies a lot by area and building age in Pattaya. Jomtien and Na Jomtien currently carry Dynasty’s deepest rental stock across every budget tier, from sub-10,000 THB studios in older buildings to 40,000 THB+ beachfront condos, while Wongamat and Pratamnak rentals tend to sit higher due to beachfront pricing and newer buildings. That’s why we’ve built a separate guide for each price tier rather than one generic “how much does it cost to rent in Pattaya” page — see our 2026 Pattaya Property Market Guide for the wider pricing picture.

Renting as a Foreigner in Pattaya

Renting is far more straightforward than buying. There is no foreign-ownership quota or Condominium Act restriction on foreigners renting a condo, house or villa anywhere in Pattaya — that 49% cap only applies if and when you decide to buy. A passport copy and a signed lease are normally all that’s needed. See our guide to foreign condo ownership in Pattaya if buying later is part of your plan.

Frequently Asked Questions

What can I rent in Pattaya for 10,000 baht per month?

Typically a small studio, 25–30 sqm, in an older Jomtien or Central Pattaya building — see our under 10,000 baht rental guide.

Which areas of Pattaya have cheaper condos for rent?

Jomtien and Central Pattaya currently have Dynasty’s largest selection of lower-priced rentals. Wongamat, Pratamnak and Na Jomtien’s newer beachfront buildings tend to command higher rents.

Is Jomtien cheaper than central Pattaya for rentals?

Based on Dynasty’s current stock, pricing overlaps between the two, but Jomtien has the widest spread — from sub-10,000 THB studios to 40,000 THB+ beachfront units — simply because Dynasty has more rental listings there than anywhere else in the city.

Can foreigners rent a condo in Pattaya?

Yes. There’s no quota or restriction on foreigners renting property in Thailand — the 49% foreign-ownership cap applies only to buying, not renting.
