Request a Free Property Valuation

Our valuation is free and carries no obligation to list with us. To give you a useful price opinion we need a few basics: the project or village name, unit size in square metres (and land size for houses), floor and view, bedrooms and bathrooms, ownership type (foreign quota, Thai quota or company name), furnishing, and a few current photos. Send these by phone message or email, or use the List My Property form. We compare your property with current asking prices and recent enquiries in the same development and tell you honestly where it sits in the market.

How We Sell Your Property

  1. Price opinion and listing advice – a realistic asking price, plus practical advice on what to fix, clean or stage before photos.
  2. Photos and listing write-up – we help prepare the photos and write a complete, accurate listing: location, size, floor, ownership type, facilities and nearby landmarks.
  3. Marketing – your property is published on dynastyrealestate.co, shared across our social media channels and property portals, and included on the relevant area and development pages of our website.
  4. Viewings – we qualify enquiries, arrange viewings and accompany buyers, so you do not need to be in Pattaya.
  5. Negotiation – we present offers, negotiate price and terms, and agree who pays which transfer costs.
  6. Transfer – we coordinate the deposit, contract, documents and the Land Office transfer day.

Reaching International Buyers

A large share of Pattaya condo buyers are foreigners, and foreign-quota units are in particular demand. Dynasty works with English-, Russian- and Chinese-speaking buyers, and our website includes dedicated buying guides for overseas purchasers, including our guide to foreign condo ownership and our Chinese-language property section. If your unit is held in foreign quota, tell us – it is one of the most important selling points.

What Affects Your Selling Price in Pattaya

  • Ownership type – foreign-quota condos can be bought freehold by overseas buyers, which widens the buyer pool.
  • Building and location – distance to the beach, the development’s reputation, and how well the building is managed.
  • Floor, view and layout – sea-view and high-floor units are compared against each other, not against the whole building.
  • Condition – a dated interior limits both price and buyer interest. Our renovation service can refresh a property before it goes on the market.
  • Competing listings – how many similar units are for sale in the same project right now, and at what asking price.

Areas We Cover

We handle sales across Greater Pattaya: Jomtien, Pratamnak Hill, Wongamat and Naklua, Na Jomtien, Central and South Pattaya, and the house and villa areas of East Pattaya and Huay Yai. See what is currently on the market on our Pattaya property for sale page.

Already Trying to Sell It Yourself?

Plenty of Pattaya owners start by listing privately — on Facebook groups, marketplace pages, expat forums or a sign in the window. That can work, and if it does, good. Where it usually stalls is reach and qualification: a private listing is seen mainly by people already in Pattaya and already looking, most enquiries are casual browsers, and buyers who are still overseas rarely find it at all. That matters because a large share of Pattaya condo buyers are foreigners who start searching before they arrive.

If your property has been listed privately for a while without serious viewings, the problem is usually one of three things: the asking price is above what comparable units in the same project are actually achieving, the photos do not show the unit properly, or the listing does not say which quota the unit is in — which is the first question most foreign buyers ask. We are happy to look at an existing private listing and tell you which of those is holding it back, with no obligation to list with us afterwards.

Send us your listing on WhatsApp or call 098 403 9318 and we will give you an honest read on it.

Frequently Asked Questions About Selling Property in Pattaya

How do I sell my condo in Pattaya?

Get a realistic price opinion, prepare the unit and photos, list it with an agent who markets to both Thai and foreign buyers, accept a deposit with a signed sale agreement, then complete the transfer at the Land Office. Dynasty Real Estate handles each of these steps with you.

Can I sell my Pattaya property if I live overseas?

Yes. We can hold keys, handle viewings and negotiate on your behalf. For the transfer itself you can attend in person or appoint a representative with a Land Office power of attorney.

What taxes and fees are paid when selling?

A sale normally involves a transfer fee, either specific business tax or stamp duty depending on how long you have owned the property, and withholding tax. Who pays what is negotiable between buyer and seller and is written into the contract. We will go through the expected costs for your specific property before you accept an offer.

What documents do I need?

The title deed (Chanote), your passport or ID, the house book if you have one, and for condos a debt-free letter from the building’s juristic office – plus a foreign quota confirmation letter where relevant. We will give you a checklist for your situation.

Should I renovate before selling?

Not always. A deep clean, fresh paint and small repairs often pay for themselves; a full renovation only makes sense when the numbers support it. We will give you an honest opinion either way.

Can I sell my Pattaya property privately instead of using an agent?

Yes, there is nothing stopping you selling privately in Thailand. The trade-off is reach and paperwork: a private listing mostly reaches buyers already in Pattaya, and you handle the viewings, the negotiation and the Land Office transfer yourself. Many owners try privately first and come to an agent when the enquiries turn out to be browsers rather than buyers.
