What to Expect from a Long-Term Rental in Jomtien

  • Contract length. Long-term rentals are usually 6 or 12 months. A 12-month contract generally gets the best monthly price; shorter stays cost more per month.
  • Deposit. On most of our listings, owners ask for a 2-month security deposit plus the first month in advance, refunded at the end of the lease after the condition check.
  • Furniture. Most Jomtien condos are rented fully furnished with air conditioning, a fridge and a TV. Check whether a washing machine and kitchen equipment are included.
  • Utilities. Electricity and water are paid on top of the rent. Ask whether they are billed at government rates or at the building’s rate, as this makes a real difference to your monthly cost.
  • Pets. Many condo buildings do not allow pets. If you have one, tell us at the start and we will only show pet-friendly options, usually houses.

Which Part of Jomtien Suits You?

  • Beach Road and the first sois – walk to the beach, restaurants and baht buses. Sea-view towers such as The Riviera, Copacabana and Reflection sit here and command the highest rents.
  • Thappraya Road and the inland sois – quieter streets a few minutes from the beach, with established buildings such as Lumpini Park Beach, Empire Tower and Grande Caribbean. Good value for 1-bed condos.
  • Thepprasit side – inland, close to the night market, supermarkets and Sukhumvit Road. More space for the money, as at Keha Thepprasit.

On Dynasty’s current listings, a 1-bedroom condo in Jomtien rents for about 8,500–20,000 THB a month depending on building, size and view, and 2-bedroom condos start at about 16,000 THB a month. Sea-view and beachfront units cost more.

Can I rent a condo in Jomtien month to month?

Some owners accept shorter stays, but most long-term rentals are on 6- or 12-month contracts, and the monthly price is usually lower on a 12-month lease. Tell us your dates and we will check which owners accept them.

What deposit do I need to rent in Jomtien?
