It is one of the newer towers on this stretch and it shows in the facilities list, which is longer than most of its neighbours.
The unit mix is the thing that separates Aeras from the rest of the beach road. It runs all the way from 26.5 sq.m studios up to duplex and penthouse layouts of over 200 sq.m in the same building. That makes it one of the few Jomtien addresses where a first-time buyer on a small budget and a family wanting a permanent three-bedroom home are looking at the same project. Aeras is on the Jomtien beach road in Nong Prue, Bang Lamung. This is beachside living: the project fronts the beach road with the sand directly across it, which is about as close as a Jomtien address gets. Despite the name, it is not a beachfront building with its own private beach access. Portals list a distance of around 0.9 km to the stretch specifically named Jomtien Beach South, but that is a measurement to one named point rather than to the nearest sand.

Distance to the Beach
Aeras is a beachside building rather than a beachfront one, and the distinction is worth being precise about. The project fronts the Jomtien beach road with the sand directly across it, so the walk to the water is a road crossing. It does not have its own private beach access and it is not a building that sits on the sand.
Portals quote around 0.9 km to the stretch specifically named Jomtien Beach South. That figure is a measurement to one named reference point, not to the nearest sand, which is across the road. If beach distance is the deciding factor for you, judge it on the ground rather than from a portal number.
Facilities
The recorded facility list is one of the broadest in Jomtien: a large ground-level pool and a separate rooftop pool, a sky garden, a gym, a steam room, a yoga room, a squash court, a games room, a library, a business room, a sky lounge, a children’s playground and a kids room, a lobby, passenger and service lifts, car parking, key card access with video door phone, CCTV and 24-hour security. The squash court and the business room in particular are not things you find in most buildings on this road.

Who Buys Here
Because the unit range is so wide, so is the buyer profile. The studios and smaller one-bedrooms go mainly to holiday-home buyers and those making a first purchase in Thailand. The 58.5 to 77.5 sq.m two-bedrooms are the workhorse of the building and tend to go to part-year residents and couples living here full time. The duplexes and penthouses are a small, rarely available group bought by full-time residents who want a large home in a serviced tower rather than a house.
Like most of the Jomtien beach road, Aeras sees a good spread of European and Russian-speaking buyers. It is a relatively new building in a competitive strip, so it prices above the older inland stock. If your priority is the lowest entry cost in Jomtien rather than the newest facilities, this is not the building to start with.
Foreign Ownership Quota at Aeras Beachfront
Foreign freehold ownership in any Thai condominium is capped at 49% of the saleable floor area of the building. That cap applies per building. No international school is within walking distance of the Jomtien beach road. All the usual options are a drive, and the times below are approximate and swing considerably with traffic on Thappraya and Sukhumvit.

Families here drive or use a school bus service. Check the route and pick-up point with the school before committing to an address, since bus coverage does not extend equally along the beach road.
Nearby Shopping
Everything routine is close by: convenience stores, pharmacies and supermarkets along Jomtien Sai Nueng and Thappraya, plus the beach-road restaurant strip itself. Jomtien Night Market and Thepprasit Night Market are the two main evening markets, and Outlet Mall Pattaya on Sukhumvit is the nearest discount centre.
Full-scale malls are a drive north: Central Festival Pattaya Beach on Beach Road, Terminal 21 Pattaya on the corner of Second Road and North Pattaya Road, and Central Marina about 500 metres south of Terminal 21. Royal Garden Plaza and the Tukcom electronics centre are closer in, in South Pattaya.
Nearby Attractions
Jomtien Beach is directly across the road, with Dongtan Beach at the northern end of the same sand. Big Buddha Hill, Wat Phra Yai, sits above the area on Pratamnak, and Pattaya Floating Market on Sukhumvit is a few minutes inland.
Walking Street and Bali Hai Pier, where the Koh Larn ferries leave, are north past Pratamnak. The Sanctuary of Truth in Naklua and Nong Nooch Tropical Garden south of the city are the two bigger day trips.
