Grande Caribbean Condo Resort is a large, Caribbean-themed condominium on Thappraya Road, the link road that runs between central Pattaya and Jomtien. It was built by Blue Sky Group and completed in November 2015, and it holds 1,064 units across a group of 30-storey buildings arranged around landscaped pool areas.

It is a resort scheme rather than a conventional condominium, and it behaves like one: a substantial share of the units are run as short-stay holiday accommodation, and the common areas are built for that. Project Overview

The developer is Blue Sky Group, which every source agrees on, and completion is recorded as November 2015. The unit total of 1,064 is also consistent across almost all sources.

The building count is not. Some portals record seven buildings, others four, and one describes four low-rise buildings plus a high-rise tower named The Cruz. One portal prints both four and seven on the same page. We are not going to state a number when the sources are this far apart; the floor count of 30 is agreed, and the juristic office can tell you how the site is actually laid out.

Location

Grande Caribbean sits on Thappraya Road in Nong Prue. Thappraya is the road that climbs over the shoulder of Pratamnak between central Pattaya and Jomtien, which is why sources cannot agree on which area to file the project under: it is variously labelled Jomtien, South Pattaya and Pratamnak Hill. None of those is wrong exactly, and none is the whole picture.

Distance to the Beach

Grande Caribbean is not a beachfront building and no source describes it as one. One portal gives Dongtan Beach at 0.9 km. No other source gives a distance at all, and the descriptions place it on Thappraya Road between central Pattaya and Jomtien Beach rather than near a specific stretch of sand.

Treat the beach as a short drive rather than a walk. If walking to the sand is the priority, the beach-road buildings in Jomtien or on the Cosy Beach side of Pratamnak are the places to look. What you get here instead is the pool complex, which for a good number of residents is the point.

Facilities

The facilities are the reason the scheme exists in this form. Recorded facilities include multiple swimming pools including a rooftop pool, a jacuzzi, a poolside bar, a sauna and steam room, a fitness centre, an indoor children’s play area, a movie theatre, a meeting or office room, on-site restaurants, a lounge, landscaped gardens, a barbecue area, a reception, a mailroom, lifts, covered car parking, key-card access, CCTV and 24-hour security.

The pool areas carry the Caribbean theming the project is named for, including a pirate ship as a centrepiece in one of them. Whether that reads as characterful or as a lot to live with is genuinely a matter of taste, and it is worth seeing before committing.

Unit Types

The layouts most sources agree on are:

  • One-bedroom — roughly 32 to 39 sq.m
  • Two-bedroom — roughly 69 to 94 sq.m

One portal summarises the range as 35 to 93 sq.m, which broadly overlaps. Another lists four-bedroom-plus units, which no other source supports, so treat that as unconfirmed. The one-bedroom stock is compact and is what the scheme is mostly made of; the two-bedroom band is wide enough that a 69 sq.m unit and a 94 sq.m unit are different homes.

In a 1,064-unit resort scheme, which building a unit sits in and what it overlooks matter as much as the floor plan. Confirm the registered area against the title deed.

Both are one-bedroom units of the same size at very different heights, which in this building changes the outlook considerably. Ask us for current terms and minimum lease length. Note that a good deal of the stock here is operated as short-stay accommodation, so if you want a long lease it is worth saying so at the outset.

Foreign Ownership Quota at Grande Caribbean

Foreign freehold ownership in any Thai condominium is capped by law at 49% of the building’s saleable floor area, with the remaining 51% held in Thai quota. A foreign buyer can take a Thai quota unit only through a Thai company structure or a registered leasehold, and both routes need proper legal advice rather than an agent’s assurance.

We do not publish a quota position for Grande Caribbean, because in a 1,064-unit scheme it changes continuously. The quota on the individual unit must be confirmed in writing with the juristic office before a deposit is paid. In a scheme with this much shared plant and this many pools, also look carefully at the common area maintenance charge, the sinking fund position and any special levy resolved at a recent general meeting. Large facilities have to be paid for by the owners who share them.

Nearby Schools

There is no international school within walking distance of Thappraya Road. All the usual options are a drive, and the times below are approximate and swing considerably with traffic on Thappraya and Sukhumvit, which is the road this project sits on.

  • Mooltripakdee International School, south towards Na Jomtien — approximately 20 to 25 minutes

Most families drive or use a school bus service. Because Thappraya congests badly at school run times, ask the school for a realistic journey time rather than a map estimate.

Nearby Shopping

Thappraya Road itself carries convenience stores, pharmacies, small supermarkets and a long run of restaurants, so everyday shopping is close by without leaving the road.

South towards Jomtien you have Jomtien Night Market, Thepprasit Night Market and Outlet Mall Pattaya on Sukhumvit. North towards central Pattaya are Royal Garden Plaza and the Tukcom electronics centre in South Pattaya, Central Festival Pattaya Beach on Beach Road, and further up Terminal 21 Pattaya on the corner of Second Road and North Pattaya Road, with Central Marina about 500 metres to its south.

Nearby Attractions

Dongtan Beach and Jomtien Beach are the nearest stretches of sand, a short drive south. Big Buddha Hill, Wat Phra Yai, sits on Pratamnak immediately above Thappraya and is the best-known landmark in the area.

Walking Street and Bali Hai Pier, where the Koh Larn ferries leave, are a few minutes north at the bottom of the hill. Further out, Pattaya Floating Market on Sukhumvit, the Sanctuary of Truth in Naklua and Nong Nooch Tropical Garden south of the city are the usual day trips.
