La Royale Beach is a 35-storey tower on the Na Jomtien coast, and it is one of the very few condominiums anywhere around Pattaya that has no small units at all. The smallest apartment here is a two-bedroom of around 106 sq.m; the largest three-bedroom layouts run to 268 sq.m. There are no studios and no compact one-bedrooms, because the building was not designed for that market.
That single fact decides who it suits. If you want a large, permanent-feeling home on the coast south of Jomtien, with only a handful of apartments per floor, this is one of a very short list of addresses. La Royale Beach is a 35-floor high-rise holding 165 units, and the developer is recorded on most portals as Wise Power Land Co., Ltd. Beyond the floor count and the unit total, the published project data on this building is unusually inconsistent, and it is more useful to say so than to present one version as settled.
Completion is recorded as December 2017 by some sources, 2010 by others, and one portal states 2008 in its description while its own data field says 2017. The building count is given as three by two sources and one by five others. The height is given as 35 floors by almost everyone and 36 by one source that also says 35 elsewhere on the same page.

The conflicts here are wide enough that we would treat the juristic office as the only reliable source on completion date and building configuration. The unit count of 165 and the land area of 16,000 sq.m are the two figures with the most agreement behind them.
Location
La Royale Beach is on the Na Jomtien coast, south of Jomtien Beach and before Bang Saray. Most sources place it at Na Jomtien 4. The administrative details are contested: some portals file it under Bang Lamung district with the 20150 postcode and others under Sattahip with 20250, and the sub-district is variously given as Nong Prue, Na Chom Thian or Na Thapae. One portal tags it “Na Kluea / Na Jomtien”, which does not fit the location any other source describes.
What is not in dispute is the character of the area. Na Jomtien is quieter and less built up than Jomtien or central Pattaya, with fewer shops and services within walking distance, so most residents drive. In return the coastline is far less crowded than Pattaya Bay. Be realistic about the distance from Pattaya’s hospitals and malls: it is a genuine drive. Distance to the Beach
Sources describe this differently and the range is wide. Several state that the building is beachfront on Na Jomtien Beach with direct beach access. One portal gives 0.5 km to Na Jomtien Beach. Another gives 3.74 km to Jomtien Beach, which is a different beach entirely and is measuring to a reference point well to the north.
The weight of description is towards a beachfront or near-beachfront position on the Na Jomtien shoreline, but we are not going to state a metre figure we cannot stand behind. Walk it on the viewing. With only five units per floor in a 35-storey tower, aspect is unusually good across the building compared with a high-density high-rise, but the outlook from the specific unit is still the thing to check.
Facilities
Recorded facilities include a swimming pool and a spa pool, a fitness centre or gym, a sauna, a garden and park area, a children’s playground, a barbecue area, a mini-mart on site, a concierge, covered and underground car parking, a lift, Wi-Fi, CCTV, key-card access and 24-hour security.
Not every source lists every item, and the parking provision is given as covering around 50% of units by one portal. For a building of this unit size that is worth confirming if you run more than one car.

La Royale Beach carries only large layouts. Three sources agree on the following:

- Three-bedroom — roughly 235 to 268 sq.m
One portal summarises the whole range as 106 to 268 sq.m across two and three bedrooms, which is consistent. Another describes the mix as two- and three-bedroom units plus penthouses without giving sizes, and one listing site shows a bedroom filter running from zero to four bedrooms, which appears to be a site-wide filter rather than a statement about this building.
The two-bedroom band is very wide: a 106 sq.m two-bedroom and a 208 sq.m two-bedroom are different homes. Compare on registered area, floor and aspect rather than on bedroom count, and confirm the area against the title deed.

Foreign Ownership Quota at La Royale Beach
Foreign freehold ownership in any Thai condominium is capped by law at 49% of the building’s saleable floor area, with the remaining 51% held in Thai quota. A foreign buyer can take a Thai quota unit only through a Thai company structure or a registered leasehold, and both routes need proper legal advice rather than an agent’s assurance.
We do not publish a quota position for La Royale Beach, because it moves as units change hands and in a building of 165 units a single sale shifts it. The quota on the individual unit must be confirmed in writing with the juristic office before a deposit is paid. Given the conflicting completion dates on this building, also ask the juristic office for the sinking fund position and the schedule of any major works, since a 2008 building and a 2017 building are at very different points in their maintenance cycle.

Because the layouts here run to three bedrooms and 268 sq.m, this is one of the few coastal towers that genuinely works for a family. Ask the school for a current journey time and bus route from Na Jomtien 4 before committing, since coverage thins out as you go south towards Sattahip.
Nearby Shopping
Na Jomtien is quiet and there is little within walking distance, so most residents drive. Local shops, convenience stores and coastal restaurants along the Na Jomtien road cover the everyday basics.
For anything larger you head north. Outlet Mall Pattaya on Sukhumvit is the nearest discount centre, with Jomtien Night Market and Thepprasit Night Market beyond it, and the full-scale malls, Central Festival Pattaya Beach, Terminal 21 Pattaya and Central Marina, further north again.
Nearby Attractions
The Na Jomtien shoreline is the main attraction here, along with the quieter beaches running south towards Bang Saray.

Nong Nooch Tropical Garden is the closest of Pattaya’s big attractions from this end of the coast, south of the city on Sukhumvit. Pattaya Floating Market is a little further north. Jomtien Beach and Dongtan Beach, Big Buddha Hill on Pratamnak, and Walking Street with Bali Hai Pier and the Koh Larn ferries are all a drive north into Pattaya proper.
