The second is that project data records Reflection as pet-friendly, which is genuinely uncommon in a Jomtien high-rise and matters a great deal to a particular kind of buyer. Completion is recorded as 2013 on some sources and January 2014 on others, so the handover sits across that turn of the year. Unit sizes are the one area where published data does not agree. Portal records show one-bedroom units from around 40 sq.m and larger multi-bedroom layouts running well past 200 sq.m, but the ranges differ by source. The registered area on the title deed is the only figure to work from on a specific unit.

Location
Reflection sits on Jomtien Sai Nueng Road towards the southern end of the beach strip, approached via Soi Jomtien 19. Project data records direct beach access from the development, and gives the nearest separately named stretch, Na Jomtien Beach, as about 1.2 km further south.
This end of Jomtien is noticeably quieter than the northern stretch near the ferry pier. There is less foot traffic, fewer bars and a more residential feel, while still being on the beach road itself. Sukhumvit and the larger shopping are a short drive inland, and Na Jomtien continues south from here. Distance to the Beach
Reflection has direct beach access from the development itself, which is recorded on the project data and is one of the reasons it prices where it does. There is no road crossing and no walk: the development fronts the sand at the southern end of the Jomtien beach strip.
The 1.2 km figure that appears on some portals refers to Na Jomtien Beach, the next separately named stretch further south, not to the beach the building sits on. Read that number carefully if you are comparing Reflection with an inland building on distance alone.
Facilities
Recorded facilities include a communal swimming pool, a gym, a sauna, a tennis court, a snooker and pool table, a kids club and an outdoor children’s area, a library and reading room, a residents’ lounge, a cigar lounge, a barbecue area, landscaped communal gardens, a reception and lobby, a laundry and dry-cleaning service, a restaurant and shop on the premises, Wi-Fi in common areas, car parking, key card access, CCTV and 24-hour security, plus direct beach access. The tennis court and the cigar lounge are unusual inclusions in a Jomtien tower and point to the Bangkok specification the developer built to.
Unit Types
Reflection carries one-bedroom layouts through to larger multi-bedroom apartments across its two towers. Portal records show one-bedrooms from around 40 sq.m and the largest layouts running well past 200 sq.m, but the published ranges differ by source and we have not been able to reconcile them, so no single range is stated here as fact.
Two things are worth knowing when you compare units. The towers are different heights, 55 floors and 42, so the same nominal layout can sit at very different levels. Work from the registered area on the title deed for the unit in front of you rather than from a portal figure.

The pet policy pulls in a specific group: owners relocating to Thailand with a dog or cat find their options in Jomtien high-rises narrow very quickly, and Reflection is one of the few names that comes up. The quieter southern position suits buyers who want the beach without the noise, and is less suited to anyone who wants to walk to Jomtien’s nightlife. Foreign Ownership Quota at Reflection Jomtien Beach
Foreign freehold ownership in any Thai condominium is capped by law at 49% of the saleable floor area of the building. The cap applies separately to each of the two towers here, so a unit in one building may carry foreign quota while an equivalent unit in the other does not. No international school is within walking distance of the southern Jomtien beach road. All the usual options are a drive, and the times below are approximate and swing considerably with traffic on Thappraya and Sukhumvit.

This end of Jomtien is residential, so day-to-day shopping means the convenience stores, pharmacies and supermarkets along Jomtien Sai Nueng and Thappraya. Jomtien Night Market and Thepprasit Night Market are the two main evening markets, and Outlet Mall Pattaya on Sukhumvit is the nearest discount centre.
Full-scale malls are a drive north: Central Festival Pattaya Beach on Beach Road, Terminal 21 Pattaya on the corner of Second Road and North Pattaya Road, and Central Marina about 500 metres south of Terminal 21. Royal Garden Plaza and the Tukcom electronics centre sit in South Pattaya.
Nearby Attractions
Jomtien Beach is directly in front of the development, with Dongtan Beach further north along the same sand and Na Jomtien Beach continuing south. Big Buddha Hill, Wat Phra Yai, sits above the area on Pratamnak, and Pattaya Floating Market on Sukhumvit is a few minutes inland.
Walking Street and Bali Hai Pier, where the Koh Larn ferries leave, are north past Pratamnak. Nong Nooch Tropical Garden is south of the city and is the closer of the two big day trips from this end; the Sanctuary of Truth in Naklua is at the far northern end.
