If you have been watching Wongamat prices and waiting for something you can actually afford, this is the kind of unit that rarely sits on the market for long. It is a fully furnished studio on the 8th and top floor of Serenity Wongamat, a quiet 152-unit low-rise about half a kilometre from Wongamat Beach, priced at 1,290,000 THB under Thai quota. Wongamat is the calmer, greener end of Pattaya — the beach is cleaner than Pattaya Beach, the streets are residential rather than commercial, and yet Terminal 21 and central Pattaya are only a short drive south. Buying into that address for under 1.3 million baht is unusual. The unit is move-in ready, the building is well managed, and at top-floor level you get a partial sea view and no one walking around above you.

Who This Condo Suits
First-time buyers. At 1.29 million THB this is one of the lower entry points into a well-maintained Wongamat building, and it is already furnished, so there is no fit-out budget to find on top of the purchase price.
Single buyers and couples. A studio on the top floor works well for one person or a couple who would rather have a good address and a quiet floor than extra rooms they will not use.
Holiday-home buyers. Lock-up-and-leave is straightforward here: it is a small, secure building with 24-hour security, CCTV and key-card access, and a rooftop pool you can use the moment you arrive.
Long-term rental and investment buyers. Studios in Wongamat let to long-stay tenants, and this one is furnished and ready. We do not promise or guarantee a rental return on it — ask us for the actual letting history and current comparable rents in the building before you decide, and we will give you the real figures rather than a projection.
Buyers who specifically want Wongamat. If the address matters to you, this is the practical way in. Most sea-view stock in Wongamat sits several times higher.
Ownership: What Thai Quota Means Here
This unit is sold under Thai quota, not foreign quota. Thai condominium law allows up to 49% of a building’s saleable area to be held freehold by foreign nationals; the remaining 51% is Thai quota and can only be held freehold by a Thai national or a qualifying Thai entity.
In practice that means a foreign individual cannot take freehold title to this particular unit in their own name. It is priced accordingly — Thai-quota units are typically cheaper than the equivalent foreign-quota unit in the same building, which is a large part of why this one is at 1.29 million THB. If you are a Thai buyer, this is simply a well-priced studio. If you are a foreign buyer, talk to us first: there are legitimate routes some buyers use, and there are routes we will not recommend, and you should take independent Thai legal advice before committing either way. If foreign freehold is essential for you, tell us and we will show you foreign-quota alternatives instead. Our guide to foreign condo ownership in Pattaya explains the rules in full.
Transfer costs on this sale are shared 50/50 between buyer and seller, which is the standard arrangement in Pattaya and worth confirming in writing at the point of offer.
Living in Wongamat
Wongamat sits just north of Pattaya, on the Naklua side, and it has a noticeably different character from the city. The beach is quieter and cleaner than Pattaya Beach, the area is residential rather than built around nightlife, and the streets running off Pattaya-Naklua Road are a mix of condominiums, small hotels, local shops and restaurants.
Beach lifestyle. Wongamat Beach is roughly half a kilometre from the project. It is the stretch most long-term residents in Pattaya use when they actually want to swim or walk in the morning.
Eating and everyday shopping. Naklua is known for its seafood restaurants and its fresh market, and there are cafes, minimarts and local Thai restaurants within easy reach of the building. For a full supermarket run or a mall, Terminal 21 Pattaya and Central Marina in North Pattaya are both a short drive south, and Central Festival Pattaya Beach is a little further on.
Getting around. Pattaya-Naklua Road connects straight down into North Pattaya and the city centre, so you are close to everything without living in the middle of it. Songthaews run the main road; most residents here also keep a car or a scooter.
Nearby. The Sanctuary of Truth, Pattaya’s landmark carved teak temple, is in Naklua a few minutes away, and Lan Po Park and the Naklua fishing pier are close by as well.
Why Buy This One
- Price. 1,290,000 THB is a low entry point for Wongamat, an area where beachfront stock regularly runs into eight figures.
- Top floor. The 8th floor is the top of the building — no footsteps above you, better light, and a partial sea view you would not get from the lower floors.
- Furnished and ready. Nothing to buy, nothing to renovate; you can move in or list it for rent immediately.
- The address. Wongamat is one of the few parts of Pattaya that is genuinely residential and genuinely on a good beach.
- Thai quota pricing. If you are a Thai buyer, the quota that limits foreign buyers is exactly what makes this unit good value.
- Small, manageable building. 152 units across a single 8-floor building, with a rooftop pool and gym rather than a sprawling complex and the fees that come with it.

Frequently Asked Questions
How much is a studio condo at Serenity Wongamat?
This studio is priced at 1,290,000 THB. It is on the 8th and top floor, fully furnished, with a partial sea view, sold under Thai quota. Prices in the building vary with floor, size and view — ask us what else is available.
How far is Serenity Wongamat from the beach?
Wongamat Beach is approximately 0.5 km from the project.
Can a foreigner buy this condo?
Not as a foreign freehold, because this unit is Thai quota. Thai law reserves 51% of a condominium building’s saleable area for Thai ownership, and this unit falls in that portion. If you need foreign freehold, tell us and we will show you foreign-quota units instead. Always take independent Thai legal advice before buying.
What is the difference between Thai quota and foreign quota?
Foreign quota is the 49% of a building that a foreign national can own freehold in their own name. Thai quota is the remaining 51%, which must be held by a Thai national or a qualifying Thai entity. Thai-quota units usually sell for less than comparable foreign-quota units in the same building.
Who pays the transfer fees?
On this sale the transfer costs are split 50/50 between buyer and seller, which is the common arrangement in Pattaya. Confirm it in writing when you make an offer.
Is this a good condo for a first-time buyer?
It is one of the more straightforward entry points in Wongamat: the price is low for the area, it comes furnished so there is no additional fit-out cost, and it is a small, well-secured building rather than a large complex.
Can I rent this condo out?
Studios in Wongamat do let to long-stay tenants, and this one is furnished and ready to go. We will not quote you a yield or promise a return — ask us for the building’s actual current rents and we will give you the real numbers so you can judge it yourself.
What is Wongamat like compared to Pattaya Beach?
Quieter, cleaner and more residential. Wongamat is where a lot of long-term residents actually live and swim, while Pattaya Beach is the commercial and nightlife stretch. The trade-off is that you are a short drive from the city rather than in it.
Does Serenity Wongamat have a pool?
Yes — a rooftop communal pool with sea views, alongside a rooftop fitness centre, 24-hour security, CCTV, key-card access and car parking.
