The Panora Pattaya is a single 38-storey tower on Pratamnak Soi 5, built around compact layouts and height. It is one of the newer high-rises on the hill, and the feature owners mention first is that it has two communal pools at different levels rather than one at the bottom.

Before anything else, a naming point that catches people out. The Panora Pattaya on Pratamnak and The Panora Estuaria at Na Jomtien are two different buildings by two different briefs, roughly twenty minutes apart. The Estuaria is a four-building, eight-storey beachfront scheme on the Na Jomtien coast. This page is about the Pratamnak tower only. If you have been sent a listing and are not sure which one it refers to, ask, because the two are routinely confused online.

Project Overview

The Panora Pattaya is a single building of 38 floors. Every source agrees on that. Almost everything else in the published project data is contested, and it is more useful to say so than to pick a number.

The developer is recorded as Silvan Property Co., Ltd by some portals and Mida Property Co., Ltd by others; one source describes Silvan as a subsidiary of Mida, but we have seen that stated in only one place and cannot confirm it. Completion is given variously as 2021, December 2022 and the fourth quarter of 2023. The unit count is recorded as 342 by most sources and 327 by others, with two further figures appearing that look like listing counts rather than project totals.

None of this makes the building a poor choice. It does mean the juristic office, not a portal, is where you confirm anything that bears on your decision.

Location

The Panora sits on Pratumnak Soi 5 in Nong Prue, on Pratamnak Hill, between central Pattaya and Jomtien. One portal instead records the address as Phratamnak 5 in Pattaya Tai with a different street number; the soi is consistent across sources even where the rest of the address is not.

Pratamnak is residential rather than a nightlife district. Convenience stores, pharmacies and small restaurants are spread along the hill roads, with fuller shopping a few minutes off the hill in either direction. Distance to the Beach

This is the figure to be most careful with, because published sources do not agree and the spread is very wide. One portal gives Dongtan Beach at 0.6 km. Others give Yin Yom Beach at approximately 4.5 km, or around eleven minutes by car. Another states 250 metres to the beach without naming which one. A fourth simply says Jomtien Beach is about five minutes away.

The 0.6 km and 4.5 km figures cannot both be right, and they are measuring to different named beaches, which is the likely source of the discrepancy: portals pick a reference point and measure to it, and Yin Yom sits well south of Dongtan. What we can say is that this is a Pratamnak hill address and not a beachfront one. If beach walking distance is a deciding factor, measure it on the ground on the viewing rather than trusting any of these numbers.

Facilities

Recorded facilities include two communal swimming pools, on the 4th and 29th floors, a kids pool, a communal gym, a sauna, a jacuzzi, a clubhouse and lounge, a sky garden, a reception hall, indoor and outdoor children’s areas, a co-working space, a shop, a mail room, back-up generators, key-card access, covered car parking, four passenger lifts and a service lift, CCTV and 24-hour security.

Sources disagree on which level carries which amenity: one places an infinity pool on the 4th floor and a sky garden on the 29th, another puts the sky pool on the 29th. Worth resolving on the viewing, since a pool at the 29th floor of a 38-storey tower is a materially different amenity from one on the 4th.

Unit Types

The Panora is built around compact, efficient layouts. The bands most sources agree on are:

• Studio — around 31 sq.m
• One-bedroom — roughly 33 to 37 sq.m
• Two-bedroom — around 79 sq.m

One source gives more precise figures of 30.82 sq.m for the studio and 78.55 sq.m for the two-bedroom, which is consistent with the rounded numbers above. The studio and one-bedroom stock is close in size, so the practical choice between them is about layout and aspect rather than area. In a 38-storey tower on a hill, floor level does more for the outlook than anything on the floor plan. Confirm the registered area against the title deed for the specific unit.

Foreign Ownership Quota at The Panora Pattaya

Foreign freehold ownership in any Thai condominium is capped by law at 49% of the building’s saleable floor area, with the remaining 51% held in Thai quota. A foreign buyer can take a Thai quota unit only through a Thai company structure or a registered leasehold, and both routes need proper legal advice before rather than after an offer.

We do not publish a quota position for The Panora, because it moves as units change hands. The quota on the individual unit must be confirmed in writing with the juristic office before a deposit is paid, and a listing describing a unit as foreign freehold is not confirmation. Nearby Schools

There is no international school on Pratamnak Hill itself. The schools families in this part of Pattaya use are all a drive, and journey times depend heavily on traffic on Thappraya and Sukhumvit, so ask the school for a current time from Pratumnak Soi 5 rather than relying on a map estimate.

Most of these run a bus service. Confirm the route covers this part of the hill before committing to an address. Note also that the largest layout here is a two-bedroom, so this is not primarily a family building.

Nearby Shopping

Pratamnak is residential, so day-to-day shopping means convenience stores, pharmacies and small supermarkets along the hill roads. Anything larger is a few minutes off the hill.

South towards Jomtien you have Jomtien Night Market, Thepprasit Night Market and Outlet Mall Pattaya on Sukhumvit. North towards central Pattaya are Royal Garden Plaza and the Tukcom electronics centre in South Pattaya, Central Festival Pattaya Beach on Beach Road, and further up Terminal 21 Pattaya on the corner of Second Road and North Pattaya Road, with Central Marina about 500 metres to its south.

Nearby Attractions

Big Buddha Hill, Wat Phra Yai, is on Pratamnak itself and is the best-known landmark in the area, with views over the bay from the temple terrace. Cosy Beach and Pratamnak Beach are the local stretches of sand, and Dongtan and Jomtien Beach are a few minutes south.

Bali Hai Pier, where the Koh Larn ferries leave, and Walking Street are a short drive north at the foot of the hill. Further out, Pattaya Floating Market on Sukhumvit, the Sanctuary of Truth in Naklua and Nong Nooch Tropical Garden south of the city are the usual day trips.
