Sea views vary considerably by tower, floor and orientation. Higher floors on the seaward side look out over Cosy Beach and the bay; lower and inland-facing units do not. Be specific about this before you view, because the difference between a full outlook and a partial one is significant at resale.

Location

The Peak Towers sits on Pratamnak Hill in the Nong Prue area of Pattaya, on the Cosy Beach side of the hill. Cosy Beach itself is roughly 300 metres away, which puts it among the closer large condominiums to the water on this side. The hill separates Pattaya proper from Jomtien, so you have road access to both within a few minutes while sitting outside the noise of either.

Pratamnak is a residential part of Pattaya rather than a nightlife one. There are local restaurants, convenience stores and small bars along the hill roads, with fuller shopping and dining down the hill towards Second Road and Jomtien Beach Road. Distance to the Beach

Cosy Beach is approximately 300 metres from the development, which puts The Peak Towers among the closer large condominiums to the water on this side of Pratamnak Hill. It is a walk rather than a drive, though it is a hill walk, and that is worth factoring in if you plan to do it several times a day in April.

Cosy Beach is a small, sheltered bay rather than a long open strand like Jomtien. Jomtien Beach is a few minutes by road on the other side of the hill, and the southern end of Pattaya Beach is a similar distance north. Sea views from the building itself vary by tower, floor and orientation, so treat the view as a unit-level question and not something the address delivers on its own.

Foreign freehold ownership in any Thai condominium is capped by law at 49% of the saleable floor area of the building; the remaining 51% is held in Thai quota. Foreign quota at The Peak Towers is therefore finite and unit-specific. Whether a particular unit is available in foreign freehold must be confirmed with the juristic office before you place a deposit — never assume it from a listing. There is no international school on Pratamnak Hill itself. The schools families in this part of Pattaya use are all a drive, and journey times depend heavily on traffic on Thappraya and Sukhumvit, so ask the school for a current time from Pratamnak rather than relying on a map estimate.

Pratamnak is residential, so day-to-day shopping means the convenience stores, pharmacies and small supermarkets along the hill roads. For anything larger you come off the hill, which takes a few minutes in either direction.

Down towards Jomtien you have Jomtien Night Market, Thepprasit Night Market and Outlet Mall Pattaya on Sukhumvit. North towards Pattaya proper are Royal Garden Plaza and the Tukcom electronics centre in South Pattaya, Central Festival Pattaya Beach on Beach Road, and further up Terminal 21 Pattaya on the corner of Second Road and North Pattaya Road with Central Marina about 500 metres to its south.

Nearby Attractions

Cosy Beach is the local beach, roughly 300 metres away. Big Buddha Hill, Wat Phra Yai, is on Pratamnak itself and is the best-known landmark in the area, with views over the bay from the temple terrace.

Bali Hai Pier, where the Koh Larn ferries leave, and Walking Street are a short drive north at the foot of the hill. Jomtien Beach and Dongtan Beach are a few minutes south. Further out, Pattaya Floating Market on Sukhumvit, the Sanctuary of Truth in Naklua and Nong Nooch Tropical Garden south of the city are the usual day trips.
