Baan Dusit Pattaya is a family of gated house-and-villa villages built by Dusit Group across the Huay Yai and Na Jomtien countryside south of Pattaya. Together they form one of the largest western-style housing communities in the Pattaya area, and Baan Dusit is currently the single best-stocked house project in Dynasty’s rental inventory — from a 3-bedroom at 35,000 THB a month up to a 6-bedroom estate at 110,000 THB.
Project Overview
Rather than one development, Baan Dusit Pattaya is a series of neighbouring villages built out in phases by Dusit Group: Baan Dusit Pattaya Village 1, Baan Dusit Pattaya Park, Baan Dusit Pattaya Lake (phases 1 and 2), Baan Dusit Pattaya Hill and Baan Dusit Pattaya View. Village 1 alone was completed in January 2014 with 116 houses and villas. They share a design language — detached western-style houses on generous private plots, many with a private pool, arranged around landscaped communal areas with a clubhouse.
Because the villages are separate, facilities, plot sizes and price levels differ between them. When enquiring it is worth being specific about which Baan Dusit you mean, and we will tell you which village a given house is in.
Location
The Baan Dusit villages sit in the Huay Yai and Na Jomtien area south of Pattaya, inland of Sukhumvit Road. This is the greener, quieter, more residential side of Pattaya: larger plots, less traffic, and the international schools and golf courses close at hand. It is car country — there is no practical public transport out here, and most residents drive.
Distance to the Beach
Baan Dusit is not a beach location and is not priced like one. From Baan Dusit Pattaya Village 1, Ban Amphur Beach is around 2.9 km — roughly a 6-minute drive. Na Jomtien Beach is a similar short drive from the villages on that side, and central Jomtien Beach is around 15–20 minutes by car. What you get in exchange for that drive is land: the houses Dynasty currently lists here sit on plots from 64 sq.wah up to 330 sq.wah, which is simply not available anywhere near the coast at these prices.

Three-bedroom houses run roughly 190–376 sq.m and four-bedroom villas roughly 280–480 sq.m in Village 1, with larger estates elsewhere in the group. Dynasty’s current inventory spans 160 sq.m 3-bedroom homes up to a 600 sq.m six-bedroom on 330 sq.wah of land.

Based on Dynasty’s own active listings at Baan Dusit Pattaya: a 3-bedroom pool villa on over a rai of land is for sale at 4,500,000 THB, and rentals run from 35,000 THB per month for a 3-bedroom, through 45,000–50,000 THB per month for 4-bedroom houses, up to 100,000–110,000 THB per month for the 6-bedroom estates. These reflect specific current listings, not an average for the villages.
Foreign Ownership
Baan Dusit properties are houses on land, not condominium units, so the 49% condominium foreign quota does not apply here. Under Thai law foreign individuals generally cannot own land freehold. The usual routes are a registered long lease on the land (commonly 30 years with renewal options) while owning the building itself, or a properly constituted Thai company — each with real legal and tax consequences.
