East Pattaya House Rental: 2026 Guide to Prices, Villages and Contracts

East Pattaya house rental 2026: real rents from 12,000 to 85,000 THB a month, village houses vs pool villas, deposits, pets and what to check first.

If you want more space than a condo gives you, an East Pattaya house rental is where most long-stay renters start. This side of the city is made up mainly of gated house villages, and it is where many of Dynasty Real Estate’s rental houses and pool villas are. This 2026 guide uses the asking rents on our own current listings to show what each budget gets you, how contracts and deposits usually work, and what to check before you sign.

Every price below comes from a live Dynasty listing checked on 4 November 2026. Rents change and houses get taken quickly, so treat the figures as a snapshot, not a fixed price list.

Where East Pattaya Is and Who Rents There

East Pattaya is the residential side of the city, inland of Sukhumvit Road. Sukhumvit is Thailand’s Highway 3, the main road that runs down the east coast from Bangkok and through Pattaya (see Sukhumvit Road on Wikipedia). The beaches are on the other side of it, a short drive away.

Most rental houses sit in gated villages around Soi Siam Country Club, Soi Khao Noi and Nern Plab Wan, with more further out in Mabprachan, Khao Talo, Nong Prue and Nong Pla Lai. Our East Pattaya area guide has a village-by-village directory, and the Siam Country Club area guide and Chokchai Village guide go deeper on two of them.

The people looking for an East Pattaya house rental with us are mostly families, retirees, people working from home and anyone with a dog or a car who is tired of condo rules. If you mainly want to walk to the beach, a condo in Jomtien or Central Pattaya will suit you better.

East Pattaya House Rental Prices in November 2026

These are the monthly asking rents for every East Pattaya house rental we have available right now, grouped by size. Listings already marked as rented out are left out.

2-bedroom houses: about 12,000 to 24,000 THB

3-bedroom houses: about 23,000 to 36,000 THB

4-bedroom houses: about 35,000 to 65,000 THB

Private pool villas: about 42,000 to 85,000 THB

Land is often quoted in square wah (sq.wah). One square wah is 4 square metres, so a 60 sq.wah plot is about 240 sqm of land (see Thai units of measurement). For the full range across the city, see the Pattaya rental budget guide.

Village House, Detached House, Townhouse or Pool Villa?

Most houses in East Pattaya sit inside a gated village (moo baan), and some villages have shared facilities, such as the shared pool at Villa Resort Mabprachan. What a village offers varies a lot, so ask what is included and whether there is a village fee before you compare rents.

A detached house on its own plot, like the ones on Soi Siam Country Club or in Nern Plub Wan, gives you more privacy and usually more garden. Townhouses usually come with less land, while private pool villas sit at the top of our price list and are mostly 3- or 4-bedroom homes.

If you are still deciding between a house and an apartment, our condo vs house in Pattaya comparison sets out the trade-offs.

East Pattaya House Rental Terms: Contract, Deposit and Move-In Costs

Most long-term contracts for an East Pattaya house rental that we handle run for 1 year. A security deposit of 2 months’ rent is common, with the first month paid in advance. On one of our current Huay Yai pool houses, for example, an 80,000 THB rent means a 240,000 THB payment to move in (2 months’ deposit plus 1 month in advance).

Shorter terms do exist but are less common for houses; one room we list in an East Pattaya shophouse has a 3-month minimum, for example. Electricity and water are normally paid by the tenant on top of the rent. Our guide to Pattaya electricity bills explains how the meter and rates work, and a house with a pool and several air conditioners will use much more power than a condo.

Your landlord also has to report you to immigration as a foreign resident. Our TM30 guide explains what the landlord files and what you may need to provide. For anything legal in a lease, such as early exit clauses or registering a longer lease, talk to a Thai lawyer.

Pets, Furniture and Other Things to Ask

Pets are one of the main reasons people choose an East Pattaya house rental over a condo, but not every owner allows them. On our current list, the Khao Noi and Nern Plub Wan 2-bed houses allow pets, while Sansiri Town Siam Country Club does not. Always get the pet rule written into the contract.

Furniture also varies. Some houses come fully furnished, some have brand-new furniture, and some are offered unfurnished, which suits families shipping their own things. Before you sign, ask:

  • Who pays for the garden, pool cleaning and any village fee?
  • How many air conditioners are there, and when were they last serviced?
  • Is there covered parking for your car or motorbike?
  • What does the inventory list include, and will you check it together at handover?
  • What happens to the deposit if you leave early?

Our inspection checklist is written for condos, but most of its checks work for houses too.
