The Panora Estuaria is developed by Silvan Property Co., Ltd. It comprises four buildings of eight storeys each, set on a plot of a little over six rai. Completion was scheduled for July 2026 — ask us to confirm the current handover status before you plan a viewing.

Sources disagree on the total unit count: the project’s own published material gives 87 residences, while portal records give 227. We do not publish a figure until we can confirm which is correct. Buildings, storeys and the developer are consistent across sources.

This is a separate building from The Panora Pattaya on Pratamnak, despite the shared name. If you are comparing the two, check which one a listing refers to.

Location

The development is on Soi Na Jomtien 22, in Na Chom Thian, Sattahip district. This is the southern stretch of the Na Jomtien coast, well south of Jomtien proper. The motorway junction at Huay Yai is a short drive inland, which is the practical route to and from Bangkok.

A note on area labelling: the project’s own material refers to Bang Saray in places while giving a Na Chom Thian 22 address. The registered address is in Na Chom Thian, Sattahip, and that is what we use.

Distance to the Beach

The development is described by the project as having direct beachfront access, with no public road separating the residences from the shoreline, and its facilities list includes a beach club and a beachfront pool. On that basis it is a beachfront building rather than a beachside one.

We flag this deliberately: “beachfront” and “beachside” are used loosely across the Pattaya market, and the difference matters. If you are buying here specifically for direct beach access, ask us to confirm the boundary and access arrangement on site before you commit.
