View Talay is not one condominium but a family of them — a series of buildings running along Jomtien Beach Road and into central Pattaya, numbered View Talay 1 through View Talay 8, with several split into sub-buildings such as 1A/1B, 2A/2B and 5C/5D. Between them they make up one of the largest bodies of condo stock in Jomtien, and they remain the most common entry point into the Pattaya market: studios here still start under 2 million THB to buy and under 10,000 THB a month to rent.

Project Overview

The View Talay buildings were developed over a long period and vary considerably in age, height and finish. What they share is location: almost all sit on or within a short walk of Jomtien Beach, and the beachfront members of the series (notably View Talay 5 and View Talay 6) have direct beach access. Because the buildings are older and large, they offer the cheapest square metre rates of any beach-adjacent stock in Jomtien, which is why they dominate the budget end of both the sale and rental markets.

Unit counts, completion dates and floor counts vary by building and are reported inconsistently across property portals. We have not independently verified them for every building in the series, so treat any figure you see elsewhere as approximate and reconfirm with the relevant juristic office before purchase.

The View Talay Buildings

View Talay 1 (1A & 1B)

Two 15-storey towers dating from 1997, roughly 1,650 units in total, around 800 m inland from the beach on Thappraya Road. This is the most affordable building in the series and the one with the largest stock of small studios, with the inland position as the trade-off. Facilities include a communal pool, fitness room, lobby bar, children’s playground, on-site shops, parking and 24-hour security with CCTV.

View Talay 2 (2A & 2B)

Twin towers of roughly 18 storeys with over 1,000 units, just off Thappraya Road, a 5–10 minute walk from Dongtan Beach. Studios and 1-bedroom units, with a communal pool, garden, parking, children’s playground and 24-hour security. Foreign-quota units do come up here, which is not always the case in the older buildings.

View Talay 5 (5C & 5D)

A 22-storey beachfront tower completed in 2006, the beachfront member of the series, with private beach access to Dongtan Beach — the quieter northern end of Jomtien. Units here are larger than in View Talay 1 and 2 (studios run to 48 sq.m) and sea views from the upper floors are genuine, unobstructed bay views. Dongtan Beach is a two-minute walk.

View Talay 6

On Central Pattaya Beach, within steps of the shoreline — the only major View Talay building in Pattaya city rather than Jomtien. Dynasty does not currently have listings here; contact us if you want us to source one.

View Talay 8

On Soi Jomtien 14, off Jomtien Second Road, a short walk from the beach. The tallest of the buildings Dynasty currently works in, with the largest layouts in the series — corner two-bedroom units reach 142 sq.m. Direct beach access, communal pool, gym, parking and 24-hour security.

View Talay 7

A 27-storey beachfront tower completed in 2010 with around 936 units, roughly 220 m from Jomtien Beach. Dynasty has no current inventory here — ask us and we will source a unit on request.

Other buildings exist within the wider View Talay family, including View Talay Residence 6 (Wongamat Sand Beach) up in Naklua, covered in our Wongamat and Naklua guide. Where we have not verified a building’s project data we have left the figures out rather than publish numbers we cannot stand behind.

Distance to the Beach

It varies by building, and it is the single biggest driver of price across the series:

  • View Talay 5 (5C/5D) – beachfront, with direct access to Dongtan Beach, roughly a 2-minute walk to the sand
  • View Talay 6 – reported as steps from Central Pattaya Beach
  • View Talay 8 – Soi Jomtien 14, a short walk to Jomtien Beach, with beach access from the project
  • View Talay 1 and 2 – a short walk from Jomtien Beach, typically 5–10 minutes depending on the building and which side of it your unit faces

Facilities

Facilities differ building by building, but the common set across the series is: communal swimming pool, fitness room or gym, 24-hour security with CCTV and key-card access, car parking, landscaped garden areas, children’s playground, and on-site shops or a lobby bar. The beachfront buildings add direct beach access; View Talay 8 and View Talay 5 have the better-maintained pool decks of the group. Because these are older buildings, condition varies noticeably between them — we always recommend viewing the actual common areas before committing, and we will tell you honestly which buildings we think are well run.

Across the buildings Dynasty works in, current stock runs from 30 sq.m studios in View Talay 1 through 35–38 sq.m studios and 1-bedrooms in View Talay 2, 48 sq.m studios and 1-bedrooms in View Talay 5, up to 142 sq.m two-bedroom corner units in View Talay 8. In other words the series spans almost the entire Pattaya market in one name — which is exactly why it pays to be specific about which building you mean.

Based on Dynasty’s own active listings across the View Talay series: studios for sale start around 1,650,000 THB (View Talay 2), 1-bedrooms from 2,400,000 THB, and a renovated 48 sq.m beachfront 1-bedroom in View Talay 5D is listed at 3,490,000 THB. On the rental side, studios start at 8,000–9,000 THB per month in View Talay 1, 18,000 THB per month for a larger 48 sq.m studio in View Talay 5C, and 40,000 THB per month for a 142 sq.m two-bedroom corner unit in View Talay 8. These reflect specific current listings, not an average for any building.

Foreign Ownership & Foreign Quota

All View Talay buildings are registered condominiums, so the standard Thai rule applies: up to 49% of a building’s total saleable area may be held freehold by foreign nationals, with 51% reserved for Thai ownership. Foreign quota is the thing to check first in this series — the older buildings have been through decades of transfers and quota availability differs sharply between them and sometimes between sub-buildings. Dynasty’s current View Talay 2 one-bedroom is offered with foreign quota available. Always ask us to confirm the quota position for a specific unit before you make an offer, and never assume it carries over from a similar unit in the same building.
