Thailand Mortgage for Foreigners: 4 Options in 2026

Thailand mortgage for foreigners explained: which lenders lend, developer financing, home-country loans, Land Office fees and how Pattaya prices compare.

A Thailand mortgage for foreigners is possible, but the options are narrow and very different from borrowing at home. Most foreign buyers in Pattaya still pay in cash, and the few loans that do exist come with strict rules on who can apply, what property qualifies and which currency you repay in. This guide explains the realistic routes in 2026, what each one involves, and how to plan a purchase if a bank says no.

Lending criteria change often, so treat everything below as general information, not financial or legal advice. Always confirm current terms directly with the lender and ask an independent Thai lawyer to review any loan or purchase contract before you sign.

Why Foreigners Find It Hard to Borrow in Thailand

Thai retail banks build their home loans around Thai borrowers: Thai income, a Thai credit history and, usually, Thai residency. A foreign buyer who lives abroad and earns abroad does not fit that model, so most local banks simply do not offer a standard home loan to non-resident foreigners. That is the main reason a Thailand mortgage for foreigners is a specialist product rather than a high-street one.

There is also a property limit. Foreigners can own a condo unit freehold only within the foreign quota of a building, which is capped at 49% of the total floor area of the project. Land and houses cannot be owned freehold by a foreigner in their own name, which rules out a normal mortgage on a house. Our guide to the foreigner quota condo rules explains how to check a unit before you commit.

4 Ways to Finance a Condo in Pattaya

Option 1: Specialist Bank Loans for Foreign Condo Buyers

This is the closest thing to a conventional Thailand mortgage for foreigners, but only a handful of lenders offer it.

A small number of banks with links to Singapore or China have offered condo loans to foreigners. According to a February 2026 summary by Keller Henson, UOB arranges these loans in Singapore dollars through UOB Singapore, for freehold condos with a minimum value of THB 3 million, in Bangkok and a few selected upcountry locations. The same summary lists a maximum loan-to-value of 70% for applicants with a Thai or Singapore work permit and 60% without one, plus minimum income levels that only count income from Thailand, Singapore or Hong Kong.

ICBC (Thai) has also been named in third-party guides as lending to foreigners on completed condos, including in Pattaya, with minimum property values of around THB 2.5 million and loan-to-value ratios of 60-70%. Those summaries are not always dated, so confirm the current product, the eligible locations and any nationality limits with the bank before you plan around it.

Key points that appear across these specialist loans:

  • The condo must normally be completed, freehold and registered in the foreign quota.
  • The loan may be in a foreign currency, so exchange-rate moves change your real repayment.
  • Expect a large deposit: a 60-70% loan means paying 30-40% yourself.
  • Minimum property values can exclude many smaller resale units.

Option 2: Developer Financing on New Projects

Some Thai developers offer their own instalment plans or in-house financing on units in their projects. For off-plan buyers, this is often the only form of Thailand mortgage for foreigners available. It can be easier to qualify for than a bank loan and may cover units that are still under construction.

The trade-offs are usually a bigger down payment, a shorter term and a higher fixed rate. The Keller Henson summary cited above describes developer loans of up to about 50% of the price (40% for buyers living outside Thailand) at fixed rates of roughly 4-8%, with terms of up to 15 years for buyers living outside Thailand. It also notes that ownership is usually transferred only once the loan is paid in full. Every developer sets its own terms, so read the contract carefully. Ask what happens if you miss a payment, when ownership is transferred, and whether the unit is registered in the foreign quota.

Remember that buying off-plan carries its own risks, which we cover in our off-plan condo Pattaya guide. Bank loans are generally not available until a unit has its own registered condo title deed, which is only issued close to completion.

Option 3: Borrowing in Your Home Country

For many buyers, the most practical alternative to a Thailand mortgage for foreigners is to raise money where they already have a credit history. That can mean refinancing or releasing equity from a home you own, or using savings or investments as security with your own bank.

This keeps the Thai purchase a cash purchase, which sellers like and which keeps the transfer simple. If you are buying in the foreign quota, the purchase money must usually be sent into Thailand in a foreign currency and documented by the receiving Thai bank. Our step-by-step guide on how to transfer money to Thailand to buy a condo explains the paperwork.

Check with your home lender whether it will accept rental income from a Thai property when assessing affordability, as many will not.

Option 4: Equity Release and Thai Spouse Arrangements

Some non-bank lenders in Thailand offer loans secured against a condo you already own there. These are usually for a lower share of the property value and a shorter term than a normal mortgage, and the cost of borrowing can be higher.

If you are married to a Thai national, your spouse may be able to apply to a Thai bank, sometimes with you as a guarantor. In that case the property and the loan are in your spouse’s name, not yours. This has serious legal consequences, so take independent legal advice before choosing this route.

Thailand Mortgage for Foreigners: Fees and Costs at the Land Office

When a loan is secured on Thai property, the mortgage must be registered at the Land Office. The standard mortgage registration fee is 1% of the loan amount, capped at THB 200,000. A temporary reduction to 0.01% applies from 1 July 2026 to 30 June 2027, but only for Thai national buyers, on properties and loans of no more than THB 7 million, with the mortgage registered at the same time as the transfer, as reported by International Legal Counsellors Thailand. Anyone taking out a Thailand mortgage for foreigners should budget for the standard fee.

This sits on top of the normal transfer costs, which are often split between buyer and seller by agreement. Use our Pattaya property buying cost calculator to estimate the full amount you will need on transfer day.

How Pattaya Prices Compare With Lender Minimums

Many Pattaya condos sell for less than the minimum property values some lenders set. On our own site today, for example:

All three are below the THB 2.5-3 million minimums mentioned above. That is one reason most resale purchases in Pattaya are paid in cash, and why a Thailand mortgage for foreigners is usually more realistic for larger, newer units. Our Pattaya property budget guide shows what different budgets buy across the city, and the full range of units is on our Pattaya property for sale page.

How to Plan a Purchase if a Loan Is Not Possible

  • Set your budget from cash you can actually transfer, then add transfer costs and a reserve for furniture or renovation.
  • Ask a lender for written pre-approval before you pay a reservation deposit, and make the deposit refundable if finance fails where the seller agrees.
  • Check the foreign quota and title deed before signing anything.
  • Consider freehold versus leasehold carefully; our guide to leasehold vs freehold in Thailand explains the difference.
  • Look at owner-direct units on our direct listings page, where prices and terms can sometimes be negotiated.

Frequently Asked Questions

Is a Thailand mortgage for foreigners available from a Thai bank?

Most Thai retail banks do not lend to non-resident foreigners. A few specialist products exist, mainly for completed freehold condos, and some require a Thai work permit or permanent residence. Confirm current terms with the bank.

Can I get a loan to buy a house or land in Thailand?

Foreigners cannot own land freehold in their own name, so a normal mortgage on a house is not available to them. Speak to a Thai lawyer about the legal structures that are allowed.

How much deposit do I need?

Where specialist bank loans are offered, published loan-to-value ratios are usually 60-70%, so plan to pay at least 30-40% yourself, plus transfer costs and fees. Lenders confirm the exact figure after their own valuation.

Can I borrow to buy an off-plan condo?

Banks generally do not lend until the unit has a registered condo title deed. Some developers offer their own instalment plans during construction, on their own terms.

Do foreigners get the reduced mortgage registration fee?

No. The 0.01% rate in force until 30 June 2027 is limited to Thai national buyers within the THB 7 million caps. Foreign buyers pay the standard 1% of the loan, up to THB 200,000.
